In general, the period of erection of buildings took place from 1964 to the beginning of the 1980s, although this applies to Moscow, in the regions the construction of some layouts related to the "Brezhnevka" continues to this day. The peak of construction took place in the 70s and 80s. last century, they were built from panels, bricks and rarely from blocks.

When everything is ready contact the BTI with a request to take an inventory of the premises. Inspection staff, after making measurements and checking them with, sign the act.

After 10 days, you will be given new documents. The administration must take an order to preserve the premises in a new form. In the BTI, amend the technical passport. Next, a cadastral passport is drawn up. You will receive it, most likely, in a month.

We carry all documents to the Office of the State Registration Service, Cadastre and Cartography. They register there and issue a new document on the ownership of the apartment.

Costly in terms of time, but, keep in mind, the way of legalizing the already made repairs is even more difficult and longer.

Redevelopment options

  • Undershirt- an apartment, rooms in which are located one opposite the other. Their windows face opposite sides. If one of them is adjacent to the kitchen, these premises can be combined into one - you get a spacious kitchen-studio.
  • Trailers. This is how realtors call the walk-through premises. This layout can hardly be called convenient. To improve it, you can remove the partitions between rooms and zone the space without walls, make a combined bathroom, and reduce the hall.
  • Three room flat. If the size of the living room allows, we make 2 small rooms out of it, placing a partition between them. Each should have a window. Sliding doors can be made between rooms to open them when, for example, guests come. The space can be increased due to the insulated loggia by removing the partition.

Brezhnevka

It is difficult to change anything in the brezhnevka: the walls in the apartment are load-bearing. Nevertheless, there are still some things that can be improved. For example, combine the kitchen with the room or expand the kitchen, while reducing the corridor, connect the bathroom to the toilet. An arch can be made between the kitchen and the room.

Do not forget about the considerable age of the brezhnevka when drawing up a project: the structure of the house may not withstand the dismantling of the walls.

Khrushchev

A typical Khrushchev is small rooms, low ceilings, a small bathroom and a narrow corridor.

Living in such conditions is not comfortable, fortunately, changes in the internal space of the Khrushchev are not difficult: partitions inside it - walls are not load-bearing.

If you remove the wall separating the room and the kitchen, 2 meters of free space will appear.

By combining a bathroom with a toilet, you will enlarge the corridor.

You can connect rooms and zone the resulting studio using drywall structures.

The doorway between the corridor and the room is widened by an arch.

You can also enlarge the corridor at the expense of one of the rooms, moving the wall separating them deeper into the room.

2 x room apartment in the house of the P 44T series

P44T - houses made of three-layer panels: a layer of concrete, a layer of insulation, a layer of concrete - faced with bricks. The load-bearing walls inside the houses are made of reinforced concrete. The height of the apartments is 2.64 meters. "Two-room apartment" in such a house has an area of ​​55 meters squared.

You can combine a bath with a toilet by rearranging the plumbing. The living room door can be moved closer to the wall, and the room can be enlarged due to the space of the insulated balcony.

Most likely, you will not be allowed to change the location of the internal walls or remove them: almost all of them are load-bearing. The compromise is to make openings in the walls. It is more likely that the owners of apartments located on the upper floors will receive permission to change the location of the walls:

The higher the apartment, the lower the load on the load-bearing walls.

But the owners of the premises on the lower floors are unlikely to receive permission to change the layout. But it is not forbidden to erect new walls.

That's why a two-room apartment can be converted into a three-room apartment... One but: in a new room (for example, a bedroom) there will be no window, and you will need to think about how it will be ventilated and how to make its lighting as close to daylight as possible during the daytime.
