The history of the appearance of houses of the P-3/16 series is somewhat unusual. This series was developed in the late seventies, and by the beginning of the 1980 Olympics, which was held in Moscow, the first objects were commissioned, including the Olympic Village (South-West of Moscow, Troparevo district).

The P-3/16 series is especially widely represented in Moscow and the Moscow region. It should be noted that this series is recognized as one of the most successful projects developed for the construction of residential buildings. The internal structure of the buildings in this series is represented by ordinary sections of 4 apartments. A feature of the P-3/16 series is the use of lightweight aggregate concrete panels with a thickness of 350 millimeters for the walls, and reinforced concrete panels with a thickness of 140 or 180 millimeters for the internal load-bearing walls. The advantages of the series include kitchens with an area of ​​8 square meters, the presence of a freight elevator and a vestibule.

Especially for InMyRoom interior designer Alina Shatokhina proposed three layout options for a two-room apartment in a house of the P-3/16 series.

This type of apartment is often rented, so only cosmetic repairs are made in them. The demolition of walls is not always relevant, because you can create a comfortable and functional space thanks to the correct arrangement of furniture. Below, using the example of a two-room apartment, we will consider several layout options without moving walls, doorways or plumbing, which require prior approval.

Option number 1: apartment for a middle-aged couple without children

A task: In this layout, I wanted to take into account such nuances as storing things in the absence of a separate dressing room, the presence of a spacious and isolated bedroom, as well as a rest room combined with an office where you can meet guests and engage in hobbies.

Solution: at the entrance to the apartment, on the left side, there is a shoe cabinet and a fast hanger. On the right side, along the wall, there is a long wardrobe for storing outerwear. Since the hallway is narrow and walk-through, it is more convenient to install a full-length mirror in the front door itself.

In the space between the load-bearing wall and the bathroom, it would be practical to equip a pantry closet. In this case, a married couple without children lives in the apartment, so instead of a bathroom, you can install a shower and a washbasin with two sinks.

The kitchen has enough space to accommodate a complete set of household appliances (dishwasher, hob, built-in oven, microwave and refrigerator). On the wall behind which the ventilation box is located, we install a TV, and under it we make a narrow cabinet under a single tabletop. We equip the living room in the room opposite the front door. On the right side there is a wardrobe for additional storage, an ironing board can be placed behind the door, and a TV wall in front of the sofa. We place a desktop under the window, and on the sides of it - shelves for documents and books. Thus, the room becomes multifunctional.

We have a bedroom in the largest room in terms of area. At the entrance, we put a corner wardrobe, a full-length mirror to the left of it so that the door does not reflect. We install a double bed in such a way that lying on it, you do not have to look towards the hallway. We install a TV on the opposite wall, to the left of it there is a small armchair where you can fold the bedspread. Instead of bedside tables, we put on one side a low chest of drawers with a reading lamp, and on the other side, closer to the window, a dressing table.

Pros of the layout: all rooms are isolated, furniture is ergonomically located, a spacious bedroom, a multifunctional living room (reception, office, extra bed), ample storage space. Washbasin with two sinks in the bathroom.

Negative: no bathtub.

Option number 2: apartment for a young married couple with a child who is in elementary school

A task: this option took into account the same issues of storage and convenient arrangement of furniture, but for a family of three.

Solution: in the hallway, on the right side at the entrance to the apartment, there is a wardrobe and a chest of drawers with a mirror, where hats and accessories can lie. On the left side there is a quick hanger, under which a pouf is located for convenience. In the bathroom, we install an ordinary bathtub and a standard washbasin with one sink. Next to the washing machine there is a tall narrow cabinet for bathroom accessories and towels.

Since in this case a living room is not provided, you can spend time with guests in the kitchen. For convenience, we put a small soft sofa under the window and a rectangular table. The kitchen itself is almost straight in shape, with a corner it adjoins the ventilation box so as not to reduce the space. In the room opposite the entrance to the apartment we make a full-fledged bedroom for parents with a double bed, on the opposite wall there is a chest of drawers with drawers, in which you can store bedding or underwear. There is a TV on top. Nearby is a narrow high chest of drawers, the top cover of which is a mirror, it can be used instead of a dressing table.

We "give away" a large room for a nursery. We divide the space into two zonal groups. Closer to the window is the study area, where there is a desk, on the opposite wall is a rack for books and textbooks. To the left of the front door is a children's bed in a wooden frame with drawers at the bottom, in which you can put bed linen away - this way the sleeping place becomes a sofa. On the contrary, there is a rack of the same height as a book rack, but for toys. There is a TV stand in the middle. Along the entire wall behind the front door there is a wardrobe with hinged doors, and next to it there is a chair with an ottoman to make it easier for a child to change clothes.

Pros of the layout: the child has his own personal space, where the furniture is functionally divided into groups according to the purpose. Parents also have their own room, which has everything you need to relax. The apartment has enough storage space despite the fact that there are more family members. The advantage is a full bath. Minus: no living room.

Option number 3: apartment for a young couple without children living with their parents

A task of this layout - take into account in each room a sleeping place and a recreation area in which you can spend time with other family members.

Solution: in the hallway, on the right side at the entrance to the apartment, there is a wardrobe in which off-season things are stored, next to it there is a fast hanger, and under it are shelves for shoes. In the bathroom we install a large corner bath and a washbasin with one sink. Opposite the washing machine is a tall cabinet for storing bathroom utensils and towels.

In the kitchen there is a dining table for four persons. The straight kitchen set itself is located along the wall. There is a refrigerator on the left, and closer to the window there is a cabinet of the same height with a built-in microwave and oven.

The larger room has a bedroom for a young couple. We divide the space into two zonal groups, but that part of the room that is closer to the window is allocated for a double bed. Opposite it we put a table that can be used both as a toilet and as a writing table, next to it we put a chest of drawers. We place a two-seater sofa closer to the door, opposite it - a bookcase with a TV stand. The zonal groups are separated by a cornice with curtains that can be shaded when guests or other family members come, for example, to watch TV together. Opposite the front door is a full-length mirror, next to it along the entire wall is a wardrobe.

In the smaller room there is a bedroom for the parents of one of the spouses of the young couple. It also has a double bed. Opposite it is a wardrobe with a wardrobe with hinged doors and a chest of drawers with a TV on it. Closer to the window, on one side of the bed, there is a bedside table with a lamp, and on the other side there are two armchairs and a coffee table.

Pros of the layout: the presence of two double beds, personal space for each couple.

Minus: no living room.

Young people bought a two-room apartment in a 12-storey panel building. The purchase was made in the secondary housing market. The parents helped with the purchase as a wedding gift. Repairs in it have not been done for a long time, so newly-made newlyweds need repairs and a design project. For this they turned to us. Having discussed all the details in advance, we came to the conclusion that the apartment as a whole will be made in a modern style, but there will be room for the classic style as well. Starting the development of the design project, we performed the measurement work. When measuring, we took into account all the unevenness of the walls, floor, ceiling. Revealed the maximum differences. In the future, this information will help us in a more accurate calculation of the estimate documentation. Namely, for the consumption of rough material.

A light color was chosen for the hallway and a small corridor for the walls. Added a modern touch of brick cladding to the front door area and one of the walls. The floor was laid with large black and white tiles according to the original scheme: one tile obliquely, the other in a classic position. Furniture and doors were selected in a classic style - wooden. Rich, noble brown color. A comfortable wardrobe was installed, the matte doors of which were decorated with an interesting mirror pattern.

The living room of our clients is large and spacious. Therefore, light colors were taken as a basis. The ceiling and three walls were made in ivory by our designers. The fourth is covered with gray decorative, textured wallpaper. Laminate is matched to them. This whole picture is enlivened by a sand-colored floor insert in the form of a rectangle. Our customers love to receive guests, so the designers have placed a luxurious corner sofa and armchair in the living room. We opted for a glass coffee table to emphasize the "lightness" of the interior. A compact furniture wall was installed along one of the walls - a tribute to the classics. In addition, it can accommodate all the necessary household items and personal documents. But next to the TV are quite modern and comfortable hanging shelves and a long cabinet - all in light colors to preserve the uniform style of the room.

The ceiling was made two-level, built-in lamps were installed along the perimeter of the ledges to do without a chandelier. When developing the design of the bedroom, we used simple techniques. The color for the walls was yellow. It was the desire of the owners. For contrast, one of the walls was covered with beautiful burgundy wallpaper with yellowish floral patterns. The ceiling has the same structure as in the living room - it is two-level, with built-in lamps on the ledges. The matte wardrobe doors have the same mirror pattern as the wardrobe doors in the hallway. Which, of course, emphasizes the unity of style. The furniture set is light, with gray accents, which are repeated in the form of mirror frames. It all looks beautiful and modern.

Light colors were also selected for the kitchen, an interesting solution is a light brick kitchen apron, made in a modern style. The floor was laid with tiles of two types: large tiles of a reddish hue formed a kind of insert in the dining table area. A small placer mosaic decorated the room around the perimeter. The furniture set was chosen modern: its lower part is made in brown, which perfectly harmonizes with the dark dining table and door, and the upper part of the set is white. Such an interesting idea creates contrast and emphasizes the harmony of colors. The dining table and chairs are classic, dark wood. Lighting is created by built-in lamps, which look very advantageous in our interior. On the wall were placed beautiful paintings in gray and white tones of a specific theme.

White tiles with a subtle floral pattern were chosen for the bathroom and toilet. Blue tiles were added to the bathroom for contrast, so the furniture set was chosen not white, but aqua. In general, the bathroom and the lavatory are made in a classic style; shocking design techniques and elements were not used in their design.

The design project of a two-room apartment was completed and I liked it completely. According to our clients, they got exactly what they wanted.

The P-3 series is quite often found in the development of the capital and the region, rightly considered one of the most successful projects of high-rise buildings. Initially, the houses of this series were erected by "sixteen-storey buildings", but in the 80s the architects decided to add one more floor (the margin of safety laid down in the initial project allowed this). In the southern part of Moscow, you can also find low-rise variants of the P-3. The first P-3 houses became part of the famous "Olympic Village", and modified versions of this series are being built today.

The advantages of this "late Brezhnev" project include well-thought-out modern layouts of living quarters, large loggias, freight elevators in each section. The improved thermal insulation of the walls is provided by the external wall panels, which have three layers. They do not plan to demolish the houses of the series in the foreseeable future.





Design features of the series and facade finishing

Houses P-3 consist of isolated section-blocks. The internal walls are prefabricated reinforced concrete panels that are 14 cm or 18 cm thick, and the interior partitions are made of rolled gypsum concrete panels 8 cm thick. The floors between floors are made of prefabricated reinforced concrete panels according to the size of the room (thickness 14 cm). The balconies are made of reinforced concrete slabs (22 cm), which are supported by external expanded clay concrete panels. Balcony fencing - metal (blank screen).

Please note that the electrical wiring in P-3 is laid in baseboard boxes, where a special iron pipe with wires leads from the power supply input.

Sections in P-3 can be either ordinary (4 apartments per floor) or corner (8 apartments per floor). The first floor in typical P-3 can be both residential and occupied by infrastructure facilities.

Features of apartment layouts

Despite the fact that most of the apartment walls of the P-3 series are load-bearing, which complicates redevelopment, such housing is in high demand in the real estate market. This is partly due to the fact that the rooms there are initially spacious, and the layout is good and without alterations. Most often, when renovating apartments P-3, the area of ​​the bathroom is increased by "borrowing" square meters from the corridor. Kitchen area in all apartments of the series is from 8 to 10 m2.

Perhaps the only drawback of the P-3 series is considered to be small living rooms in "odnushki", but today it can even become a "plus", given the modern fashion for small "smart apartments". In addition, the one-room apartments of the series do not have balconies.

P-3- panel series of typical residential buildings from isolated block sections. Years of construction - from the end of the 70s of the 20th century. Such houses are still being built in the form of modified series. This is one of the most frequently encountered Moscow type series. In the late eighties and early nineties, the P-3 series was replaced by a new modernized series P-3m .

Initially, the P-3 type series had 16 floors, then by the mid-eighties of the 20th century, another floor was added. There are modifications of this series in 22 floors. Sometimes there are also low-rise variants of P-3 houses.

The internal structure of the buildings of this series is represented by ordinary sections of 4 apartments and revolving sections, in which 8 apartments are located.

Possessing good economic indicators, houses of this series were massively built in Moscow and the Moscow region.

Such houses have good layouts of three and four-room apartments. Two-room apartments are not so successful because of the small balcony and the proximity of the entrance to the apartment to the entrances to the rooms. One-room apartment without a balcony at all.

Various options for redevelopment were considered using an opening in the wall, which was provided for technological needs. The kitchen, which in the initial version was supposed to remain isolated, as a result lost the partition, which allowed daylight to penetrate the corridor and, reflecting from the mirror, increase its illumination.

Living room

The passage from the hallway to the living room is through sliding doors with frosted glass inserts. The main item in the living room is a large sofa assembled from separate modules. It stands next to a wall finished with MagDecor decorative plaster. In order to emphasize its beauty, a cornice was laid around, behind which the lighting was hidden. Opposite the sofa there is a storage system in which a large aquarium is integrated - the owners of the apartment are fond of fish breeding.

Kitchen

The layout of the kitchen is very ergonomic: a work surface with a sink on top and a dishwasher under it - in the center of the wall, on the sides - two high columns for appliances and storage. The lower tier of cabinets and columns are in golden cherry color, the upper tier is white, glossy, which makes the kitchen brighter and visually larger.

Along the window is another work surface. It is quite wide, with a built-in hob and extractor hood, which can be easily removed inside the table if there is no need to use it. The work surface ends with a bar counter adjoining at an angle of 90 degrees. It can easily accommodate four people. The floor of the kitchen area, as well as the apron on the wall above the work surface, are tiled with Italian tiles from the Base collection of the Fap Ceramiche factory.

Bedroom

The loggia adjacent to the parents' bedroom was insulated, and a place for reading and relaxation was organized there - a cozy armchair, a floor lamp and original shelves for books. In addition, a spacious dressing room appeared next to the bedroom - 3 sq. m.

The head of the bed is flanked by a wood-trimmed wall, just like the one on the floor. The lighting is hidden behind the suspended ceiling. On the next wall there are two tall mirrors, on top of each of them - a sconce: such a scheme allows you to increase the illumination and create the illusion of expanding the space.

Children

The design of a 3-room apartment provides for a separate nursery with its own storage systems - a large wardrobe and a spacious chest of drawers. The crib for the baby was made to order, as was the wooden frame above it - a light canopy was fixed on it and decorations were hung.

The lighting in the play area is carried out with spots built into the ceiling, the center of the room is marked by the Skygarden suspension, designed by Marcel Wanders - very romantic and delicate, in the form of a hemisphere, with stucco inside. A large long-piled carpet gives a child's comfort and warmth.

Hallway

A large wardrobe, which houses a washing machine, a refrigerator, as well as compartments for storing clothes, shoes, and household items, has become a unifying element of the design of a 3-room apartment.

An interesting rack has appeared in the entrance area, imitating a staircase to the second floor. In its open shelves, you can put books, magazines, small decor items, and larger ones, for example, vases, can be put right on the steps. Both the floor and the wall behind the false staircase are made of the same wood species. There is a built-in backlight between the wall panels.

Bathroom

Bathroom finishes are austere and discreet, in two colors: ivory and dark brown. Wall and floor covering - Italian tiles FAP Ceramiche Base. The toilet is suspended, above it there is a false box, equipped with lighting. It is finished with tiles from the same factory. The wall behind the washbasin is completely mirrored, which complicates the space and makes the bathroom visually larger.
