Usually, in private households, the problem of draining sewage and sewage is solved by building cesspools on household plots. There are certain standards that clearly prescribe how the process of arranging septic tanks and other treatment structures serving individual residential buildings should be carried out. It is not recommended to break them.

When a cesspool is created, sanitary standards are regulated by the Law of the Russian Federation N52-FZ of 1999 "On the sanitary and epidemiological well-being of the population." The requirements specified in it are mandatory for citizens of the country.

Sanitary standards for cesspools

According to the text of the regulatory document, cesspools (see photo) must be built with a mandatory device with special filtration, and they should not have a normal bottom under any circumstances, especially if the amount of wastewater exceeds one cubic meter during the day.
At the same time, it should be noted that during the construction of a cesspool for servicing a heated house, in which at least 4 people will live, the sump should be made with a special bottom.

There is no definite answer as to what should be the distance from the house to the cesspool. The requirements for this parameter are ambiguous. The minimum distance between these two objects is 15 meters (read also: "").

Such a distance from the house to the drain pit is required so that the poisonous gases emitted by waste do not harm the environment in the area and the people living in this area.

If it becomes necessary to make the distance from the pit to the water supply system closer, then you should contact the appropriate authorities (Sanitary and Epidemiological Surveillance) and utilities (for example, the management of the water utility, etc.).

Rules for arranging cesspools

If a cesspool is being built, sanitary standards must be observed. Sediments with a working volume of no more than one cubic meter of wastewater and sewage per day belong to the classic version of the arrangement of cesspools for servicing summer cottages and country houses in which the residence of people is not permanent and water heating equipment and household appliances are not used.

According to sanitary requirements, the distance from the septic tank to the summer kitchen cannot be less than 5 meters. In the event that the daily volume of wastewater reaches 8 cubic meters, the distance should be increased to 8 meters.

The rules for arranging cesspools provide for compliance with a number of requirements:

  • when the drain per day is 3 cubes, the pipes must be placed as close as possible to the groundwater (distance 40-50 meters);
  • pipes should be mounted upward relative to the flow of groundwater;
  • if there is an artesian spring in the immediate vicinity of the house, the distance from the well to the cesspool should be at least 20 meters.
In the event that homeowners do not have the opportunity to observe the distance of the drainage pit from the house and sources of drinking water, experts recommend making wells or capturing for several houses at the same time. In this case, it is necessary to observe 2.5-5 meters of indentation from the "red line". SanPiN 42-128-4690-88: requirements and standards, installation distance

On the territory of the Russian Federation, regardless of the region of residence, the SanPiN requirements for cesspools apply.

When a private house does not have a centralized sewerage system, its owners are allowed to locate a cesspool on the site. The main requirement for it is mandatory water resistance. Above the sump there should be a cover for its closure and a special grate. You can equip a common drain pit with neighbors.

When a private house is located near a school or a kindergarten, then the distance should be at least 20 meters. If you have any questions regarding the arrangement of a cesspool, the owner of suburban real estate should contact the local administrative authorities.

But there is a general rule for all private households - the sump should be located so that the distance from the well to the cesspool is 50 meters.

Sewage treatment facilities must be cleaned at least once every six months.

When disinfecting drain pits, a tool is used, the components of which are:

  • 5% sodium hypochlorite;
  • 5% creolin;
  • 10% chlorine lime;
  • 10% - naphthazole;
  • 10% sodium metasilicate.
In no case should dry bleach be used for disinfection.

Additional requirements for the arrangement

  1. In addition to the requirement of what the distance between the well and the cesspool should be, there is another important point - the tightness of the treatment plant so that sewage does not poison the soil and aquifers, since in this case the environment will be harmed.
  2. Building materials (bricks, boards, blocks) used in the arrangement of sedimentation tanks must differ in density
  3. The drains should not be allowed to be above 35 centimeters from the surface of the ground, since then the owner of the property himself will hardly be able to cope with the negative consequences.
There are also requirements for the distance from cesspools to utilities:
  • from the water supply system from asbestos-cement pipes to septic tanks and drain pits, the distance should not be less than 5 meters;
  • when using cast iron pipes with a diameter of no more than 200 millimeters - 1.5 meters;
  • in the presence of cast iron pipes with a diameter of more than 200 millimeters - 3 meters;
  • to gas pipes - more than 5 meters.

So that the unpleasant smell does not bother the residents, it is necessary to maintain a 5-meter distance from the building to the cesspool. The sump should not be located closer than 1.5 meters to the border of the site.

If you have planned the arrangement of a drainage pit, you need to know that this issue is carefully monitored by sanitary services and legislation.

The reason for this is the potential threat to the environment that this structure poses.

A permit for the construction of a cesspool in the territory adjacent to the house is issued by the local SES.

In order to obtain the required document, you will need to draw up a diagram and design of the treatment plant, submit it to this service.

At the same time, the project must fully comply with the current sanitary standards and SNiP. Only in this case can it be approved.

Location according to SNiP

After approval, an inspector may come to your private land plot to monitor compliance with the terms of the project.

If they are violated, in particular, the distance from the cesspool to the neighboring area is not observed, you will receive a fine, the amount of which will depend on the severity of the violation.

That is why it is still better to arrange the drainage pit according to the rules.

The location of the drain pit from the house

The cost of obtaining a permit will be quite low. It will be approximately 200 rubles.

If you are interested in the question of what is the penalty for a cesspool in the absence of permissive documentation for it, then it can vary within 100-500 rubles, reaching several thousand.

SNiP norms for design

The first regulatory document regulating the arrangement of a cesspool is SanPiN 42-128-4690-8.

You should also pay attention to the norms prescribed in SNiP 30-02-97.

They provide for the following rules for arranging a drain pit:

  • a household waste storage tank must be located in the area immediately adjacent to a private house;
  • the distance from the cesspool to the water supply must be at least 10 meters. The shorter distance to the central water supply will not be approved by the SES. Also, you can not place the pit closer than 20 meters from the well or well. This distance between the well and the cesspool must be observed;
  • place a storage or treatment facility no closer than 10 meters to your residential building and residential buildings located in the neighboring territory. But, here the indicator is not unambiguous. If we talk about the norms for placing cesspools on the site, then in some of their editions it is noted that they can be placed at a distance of 5 meters from the house;
  • the distance from the system to the fence delimiting two land plots should not be less than 2 meters;
  • the depth of the cesspool according to SNiP cannot exceed 3 meters. In this case, a distance of 1 meter should remain between the bottom and the groundwater level.

Additional points are also provided that must be observed during the construction and even operation of the cesspool:

  • the structure must have a sealed cesspool and a ground part. The latter must be tightly closed with a lid;
  • it is forbidden to allow the filling of the pit higher than 35 cm from the upper edge of its underground part;
  • the cesspool must be cleaned as it fills. The maximum frequency of cleaning is once every six months;
  • it is imperative to disinfect the cesspool.

That is why you do not have to study large amounts of information in order to obtain the appropriate permission for the implementation of the prepared project.

How to choose a location

The first stage in creating a project is to determine the location of the drain pit.

It should be located on the lowest part of the land plot, and also be located at a certain distance from the objects located here.

The rules for placing a cesspool on the site strictly determine the distance that must be observed without fail.

Let's consider this issue in detail:

  • the distance from the well to the cesspool should not be less than 20 meters. In this case, the pit should be located below the well along the slope of the site. If we talk about the distance from the well to the cesspool, then it will be exactly the same. This will protect the drinking water from sewage pollution. This condition must be observed;
  • the minimum distance from the house to the cesspool is 5 meters. But, in order to avoid problems with SES, it is better to increase it to 10-15 meters;
  • the distance from the cesspool to the neighbors: to the fence it should not be less than 2 meters, to the residential building - less than 10-12 meters;
  • from the motorway, the drainage pit should be located at a distance of 3 meters. At the same time, an easy access of a cesspool machine should be provided to it, allowing cleaning ;
  • from outbuildings, the drain pit can be placed at a distance of 1-5 meters. It is better to take a greater distance as a basis in order to avoid the destruction of the building due to high soil moisture;
  • the distance to the garden or vegetable garden should be 20-30 meters. This will preserve the ecological purity of the soil, guarantee the safety of the crops and plants growing here.

Penalties for violations

For any violations of construction or operation, the legislation of the Russian Federation provides for a fine.

At the same time, its size will depend on the severity of the violation, as well as on the number of previously recorded cases of ignoring regulatory documents.

For example, the norms stipulate that a pit with a filtering bottom can be equipped only if the daily volume of wastewater does not exceed 1 m 3.

Otherwise, the owner of the land plot faces a fine.

Its size will be determined by the court, because it is in the court that the issue of choosing a punishment will be decided.

But, it should be understood that this is a serious violation of environmental standards, so the size of the fine can reach several thousand rubles.

If a complaint comes from neighbors, a single fact of violation of the rules for operating the cesspool is discovered, then the owner will first of all be issued a warning with an urgent recommendation to eliminate the problem.

If the sanitary norms for the operation of the cesspool continue to be violated, there is a risk of getting a fine. The maximum fine for a cesspool without a bottom is 500 rubles. At the same time, its size can increase, especially in cases where the owner of a private plot ignores warnings and penalties not for the first time.

You need to monitor the condition of the cesspool

In addition to the fine, which can be up to 500 rubles, the court may oblige to redo, move the drain pit or completely eliminate it.

To equip the sewage system at a summer cottage or city site, you need to follow not only construction, but also legislative standards. Cesspool: the rules and regulations for its arrangement are observed especially carefully. Violation of sanitary and construction requirements entails administrative and, in some cases, criminal liability.

One of the main laws, on which most of the norms and requirements of SanPin are based, is Federal Law No. 52-FZ ("On the Sanitary and Epidemiological Welfare of the Population" of March 30, 1999 ").

The most stringent of all SanPin regulates the volumes of cesspools. The design of the drain tank depends on the average daily amount of wastewater. Structurally, pits are:

V SanPiN 42-128-4690-88 indicates the sanitary standards to ensure the well-being of the population. They say that if the total volume of wastewater does not exceed 1 cubic meter per day, then an open pit can be arranged. If there are more drains, then a filtering or sealed bottom must be equipped. It should be noted that complete lack of protection is also not permitted in open pits.

SanPin standards describe in sufficient detail the requirements for the protection of groundwater. These requirements are filed in the resolution SP 2.1.5.1059-01 of 2001. Particular attention is paid to the design of the bottom of the pit. Sanitary organizations require the arrangement of the filter bottom, which consists of:

  1. Sand cushion;
  2. Crushed stone pillow;
  3. A stone layer in which building materials of various fractions are used.

It is emphasized that if more than 4 adults live in a house and household appliances are installed connected to the sewage system, then a multi-chamber pit or septic tank must be constructed. These are reservoirs with a higher degree of protection against pollution of the environment with waste toxins.


The rules and regulations for arranging a cesspool in Ukraine are somewhat different from Russian ones. According to Ukrainian legislation, a cesspool can be made exclusively of a closed type from a durable, water-pressure material. In any other case, you will not be able to legitimize it and are subject to fines, up to a court order to remove the tank from the site.

Location selection

Sanitary organizations strictly monitor the distance from the cesspool to the facade of residential and non-residential premises, as well as wells and other reservoirs on the site. Special norms have been developed, which indicate the standard requirements. They are spelled out in the Sanitary Rules for the Maintenance of Populated Areas No. 42-128-4690-88 and SNiP 30-02-97:

  1. The minimum permissible distance from the facade of a residential building is 15 meters. Please note that if the basement exceeds the area of ​​the building, then the countdown is from the basement wall;
  2. From non-residential premises and buildings located on another site, 10 meters or more (if possible) must be maintained. If these norms are not met, then the owner of the neighboring plot has the right to sue. Penalties are provided as punishment;
  3. If there is a well or a well on the site, then a distance of 20 meters is maintained from them. Here the norms differ, since the footage depends on the level of groundwater. The higher it is, the greater the distance. If the terrain is swampy, then the cesspool is not allowed to equip. At the same time, on the sand, the minimum permissible distance is 50 meters. This is due to the high carrying capacity of the sand;
  4. From the road, the fence should be at least 1 meter.

Regardless of the distance, before starting the preparation of the pit, its depth is calculated. The lower border of the pit should be 50% below the drinking ground water level. This information can be obtained from your local geological organization.


Here:

  • 1 - top layer of soil (black soil);
  • 2 - crushed stone filling of the pit for compaction;
  • 3 - drains;
  • 4 - crushed stone pillow at the bottom of the pit.

This concept characterizes the legal relationship between neighbors. According to legislative acts, the owner of the site can organize any buildings on his land. But, at the same time, he must take into account the safety of the people around him.

An incorrectly chosen location of a cesspool can bring a lot of inconvenience to both its owners and its neighbors. Of the most common problems:

  1. Destruction of the foundation. The waste tank not only contaminates the soil and water, but also increases the moisture level of the soil. In this case, the foundation begins to collapse over the entire area. This is fraught with cracks in the walls, deformation of the structure and even its destruction;
  2. Bad smell. Many people believe that it is necessary to maintain a distance of only 20 meters from the facade of your house, and not from a neighbor's. Naturally, a stench will emanate from the reservoir, which, first of all, will interfere with those who live closer to it. The smell not only interferes with a normal life, but also harms health;
  3. Infection of the land and a decrease in its yield. Not only buildings suffer, but also garden plantings. Many fruit trees, ornamental plants and vegetables die from changes in the chemical composition of the soil. This entails certain financial liability on the owner of the cesspool.

All the requirements and norms described above are mandatory for both private homeowners and individual entrepreneurs, as well as legal entities.

SanPin: operation of a cesspool

The rules and regulations for cesspools also specify certain standards for the care of drains. Regardless of the type of cesspool, it must be cleaned 2 times a year with sterilizing mixtures. This is done after the sewer cleaning, so that it is possible for some to completely neutralize the action of pathogenic bacteria.

For sterilization, a special acid-based chemical solution, gentle compounds or homemade mixtures are used. It is strictly forbidden to use pure chlorine lime. When mixed with water or other chemicals, it gives off dangerous gas. It is odorless, but it can cause severe poisoning and burns in the upper respiratory tract.


For home self-service, a mixture is used, which includes:

  1. Bleaching powder;
  2. Creolin;
  3. Naphthazole and some other compounds.

Every two weeks, cleaning is required, and every season an inspection of the cesspool. The pit can be cleaned independently, using a sewage machine or cleaned with bioactivators.


Any suburban construction must be carried out in compliance with the requirements of the governing documents. The distance from the house to the cesspool is determined by sanitary norms and rules. The most common options are brickwork or reinforced concrete rings. Such sedimentation tanks can be built at a distance of 15 meters or more from wells and residential buildings.
  3. Sealed containers. Thanks to modern technologies, it became possible to install plastic containers for collecting sewage. They have a fairly large volume and almost completely isolate the received wastewater from the environment thanks to sealed hatches. The distance to residential buildings and wells can be 10 m.
  4. Septic tanks with several chambers, in which sewage is purified into safe components. The last chamber is made without a bottom. It is used for final filtration of wastewater through a sand and gravel filter. There are practically no sanitary restrictions. They can be installed at a distance of at least 5 m from residential buildings so as not to weaken the foundations of buildings.

  2. A cesspool can be located at least 20 meters from a drinking water well and 10 meters from a water supply line. This will prevent them from becoming contaminated if the sump collapses.
  3. The cesspool should be located at least 10-12 m from the houses located in neighboring plots. This will protect the flooding of these buildings with sewage in case of unforeseen situations.
  4. There must be a distance of at least 1 meter from the external intake to the drain tank. It can be increased if there are residential buildings, greenhouses, cowsheds or chicken coops in an adjacent area close to the fence.
  5. The drainage pit should not be dug deeper than 3 meters. Otherwise, the sewer truck will not be able to pump them out. The tank hatch must open freely and completely so that the intake hose can enter.
  6. Since faecal effluents emit hazardous and explosive gas, underground containers for their collection are equipped with ventilation. For this, a pipe with a diameter of 100 mm is used, which should rise 60-70 cm above the ground.
  7. In order for the sewer truck to drive up to the facility to pump out its contents, it is necessary to have a free entrance that can be used all year round, in any weather.
  8. When 30 cm remains to the top of the pit, the operation of the cesspool must be stopped and a special vehicle must be called.

You should pay attention to the presence of various communications near the septic tank. The minimum distance to them should be as follows:

  • to gas and reinforced concrete pipes - 5 m;
  • up to cast iron pipes with a diameter of more than 200 mm - 3 m;
  • up to cast iron pipes with a diameter of more than 200 mm - 1.5 m.

Failure to comply with these distances can lead to conflict situations associated with a violation of the tightness of the sewage pits.

On the territory of a private plot, with a heated house located on it, under any circumstances, sanitary standards require the construction of a cesspool with a special bottom and equipping it with a filtration system. SanPiN compliance is especially strictly checked by the sanitary inspection if more than 3 people live in the house on a permanent basis and the daily concept of the norm exceeds 1 cubic meter. m of sewage.

The permission for cesspools is given only if there is no central sewerage system in the house. But on the territory of the Russian Federation there is a specially developed SanPiN 42-128-4690-88, which regulates what the device of such a structure should be, regardless of the place of residence and the region where the land plot is located.

Indispensable conditions for location in a summer cottage or in a private house:

  • lack of a centralized sewerage system;
  • correct dislocation, that is, maintaining the required distance not only from objects located on the owner's allotment, but also from structures and buildings that are included in a special list;
  • water resistance of a specially equipped bottom;
  • the presence of a closing grid and a special cover over the drain hole;
  • correct distance from the source of water supply;
  • cleaning with a suction truck at least 1 time in six months (some conditions depend on the size and shape of the structure);
  • disinfection with a special compound, but in no case with dry bleach.

Brick option

The distance between the well and the cesspool is a basic requirement, the fulfillment of which can be regularly checked by supervisory authorities. The requirement to comply with the rules and regulations related to the drain pit and other sanitary and hygienic facilities, regardless of the date of their publication, is regulated by federal law.

Distance standards

The distance from the well to the usual cesspool must comply with sanitary standards. On any site, especially IZHS and SNT, an indispensable condition for the construction of structures called a drain, cesspool or sewage drain, you need a permit for it, obtained from the local sanitary and epidemiological station. The permit is issued subject to the availability of a layout diagram and a project submitted to the supervisory authority.

The location of the well and cesspool is not the only parameter taken into account when determining their location. The new law on summer cottages, SanPiN 42-128-4690-88 and other regulatory documents have strictly outlined rules on the remoteness of structures from other buildings on the site:

  1. The placement of the cesspool in relation to the water supply system is regulated by the type of equipment required. The use of pipes made of reinforced concrete or asbestos cement does not allow a distance of less than five meters, but it can be made less if using cast iron pipes (3 m with a diameter of 29 cm or more, 14 m - if the diameter of the pipe is smaller). At the same time, you need to keep a 2-meter distance from any gas.
  2. For a residential building, different norms are indicated (from 5 to 10 m). This significant collapse is due to the type of underground structure used. This means that you need not only to purchase factory equipment, but also to equip it correctly: with good, dense and high-quality building materials, below the place where the well was drilled, and at a depth not below the aquifer.
  3. The distance to the well is also a variable figure, the range of which is in the range from 30 to 50 m. In small areas, a 20-meter distance is allowed, but only on condition that the location of the septic tank is below the water intake devices, including the sump. The volume of effluents also matters - the less it is per day, the less claims arise. But the main requirement is the compliance of buildings with building codes, so that even the most modern devices may not become a decisive argument when conducting an inspection.

The distance from the fence is calculated not according to the existing standards (1.5-3 m), but according to the distance from neighboring buildings. The norm is maintained at a distance from the street, where there should be an opportunity for a sewer truck to drive.
It is recommended to stand at least 10-12 m from neighboring buildings (residential buildings), and from outbuildings from 1 to 5 m, but experts advise keeping a greater distance in order to avoid claims.
The minimum distance from the well should be from 10 m, although for modern types of filtration and wastewater equipment in one area, it can be reduced to 8 m.
